Development Review

Development Review is a process for proposed commercial or residential projects to ensure compliance with the Land Management Ordinance (LMO) and other applicable regulations.

  • A Development Review is reviewed by Town staff and is required prior to the issuance of any commercial building permit or residential approval.
  • Development Reviews are not required for one single family home on an individual lot.

Types of Development Review

  • Major Development Plan Review - projects involving new structures, changes to existing structures or density, or more than 5 homes on one lot
  • Minor Development Plan Review - site changes only, not involving structures or density
  • Small Residential Development Plan Review - 2-5 homes on one parcel

The Development Review Process

A Project Manager will be assigned to guide you through the entire process and be your point of contact for any questions.

Step 1. Pre-Application Meeting

We strongly recommend that you attend a free Pre-Application Meeting for your project. The meeting is an informal discussion of the project with staff to provide comments, suggestions and/or concerns from Town departments that will review your application.

Step 2. Submit Your Application

Download the application and submit it with all required materials and filing fee.

Small Residential Review Application

Filing Fees:

  • Abbreviated Development Plan Review - $50 + $10 per unit
  • Residential (multi-family) - $200 + $10 per lot/unit
  • Non-Residential (other than Hotel/Motel) - $500 + $20/1,000 SF of GFA
  • Hotel/Motel - $200 + $10/room + Non-Residential Fee for other GFA
  • Horizontal Construction Only - No new buildings (excluding subdivisions) - $100
  • PUD Master Plan - $300 + $2 per acre

Application Deadline:

There are no deadlines to submit a Development Review application.

Application Review:

  • Upon receipt of your application, you will be contacted within 20 days for any necessary revisions prior to approval.
  • Staff comments will be provided to the applicant during a Development Review Team meeting.
  • The quicker you return any revisions to your plans back to staff, the quicker you can receive your approval.
  • Your projet manager also advises you on the timing for any subsequent building permit.
