Following a public request for proposals, the Town of Hilton Head Island has selected Novant Health to redevelop the former Modern Classic Motors property at 355 William Hilton Parkway into a new medical facility building, bringing expanded access to health care services to the Island. On December 9, 2025, Town Council members approved a resolution to sell the 4.57-acre property for $4.34 million.
The project represents another significant step in Novant Health’s long-term commitment to the Hilton Head area, following Hilton Head Medical Center and Coastal Carolina Medical Center joining the health system in 2024 and recent state approval to build a new hospital in Bluffton.
The planned Hilton Head Island facility will include:

This project closely aligns with Hilton Head Island's recently adopted Strategic Action Plan for Fiscal Years 2026-2028, which serves as a community-informed blueprint guiding the priorities of the town council. Among the Plan’s top 10 goals is "expanding and diversifying business sector recruitment and retention, including healthcare, technology and other primary job sectors."
By selecting Novant Health’s proposal to transform the former Modern Classic Motors site into a modern medical office facility, the town is putting that goal into action — expanding healthcare access, creating local jobs and strengthening the Island’s long-term economic vitality.
"The Town purchased this land years ago as part of its land acquisition program, which is intended to prevent development and redevelopment that doesn’t align with the Island’s character or what it needs to sustain our local workforce and our high quality of life,” said Town Manager Marc Orlando. “It’s been a pleasure working with the Novant team to reach this important moment for our community."
Construction is anticipated to begin in 2026 and an opening date will be announced later. A regional economic analysis by Clemson University’s Regional Economic Analysis Laboratory found that the project would generate an average of 84 construction jobs and 115 permanent jobs during the first five years of operation, contributing millions in local income and tax revenues.
