Mid-Island Initiative Area Project

The Mid-Island Initiative Area is situated between the Indigo Run, Palmetto Hall, and Port Royal neighborhoods. This area includes the airport, various stores, businesses, and warehouses, as well as several significant historical sites, such as Mitchelville, Union Cemetery, and local churches. The Town also owns a large 103-acre property within this district.

In 2022, the Town Council approved the Mid-Island District Plan with three main areas:

  • Mid-Island Tract. The tract will be transformed into a public park featuring spaces for play, ecological discovery, cultivated landscapes, and cultural landmarks.
  • District Center. Various shopping center areas surround the mid-island tract. These areas could be developed into compact, walkable spaces with a mix of commercial and residential uses.
  • Historic Neighborhoods. These neighborhoods are part of the Gullah Geechee culture that has shaped the Island's rich history. The Gullah Geechee Culture Preservation Project Report suggests a consistent development pattern in these historic neighborhoods. It recommends 6-8 dwelling units per acre and allows commercial uses in these areas.

Steps to Implement the Mid-Island District Plan

  1. Create a future land use map to guide zoning and set development standards.
  2. Design and build a new park on the Town-owned Mid-Island Tract.
  3. Develop a policy framework for growth, housing, transportation, and environmental protection in the district.
  4. Update zoning to encourage walkable, mixed-use development.
  5. Invest in public improvements such as parks, roads, sidewalks, and infrastructure.
  6. Collaborate with the community to form public-private partnerships that support community development.
