The Town of Hilton Head Island today announced the acquisition of an additional parcel of land from the Charles Simmons Family totaling .22 of an acre for a total expenditure of $75,000.00. The Town will use proceeds from the Town's 2010 Bond Issue.
The parcel of land is located on U.S. Highway 278 across from the Hilton Head Island Welcome Center and has a total of 125 linear feet of frontage on US Highway 278 and frontage along the marshes of Skull Creek. The .22 acre parcel is part of a tract of land known as the Stoney Peninsula. The Town owns an additional four parcels of land along the Stoney Peninsula.
Mayor Drew Laughlin stated, "These parcels will further the Town's plan for this area of the Island to create scenic open space and a vista to Skull Creek."
Town Manager Steve Riley added, "This acquisition will also eliminate numerous curb cuts on US Highway 278 and preclude development from an environmentally sensitive area along Skull Creek."
The .22 acre parcel is zoned SMU, Stoney Mixed Use, which would have allowed 1,539 square feet of commercial development, generating 53 PM peak-hour driving trips.
Today's acquisition pushed the program inventory to 142 parcels totaling 1,194.18 acres, with a total expenditure of $159.9 million. Taken together, these parcels have resulted in a reduction of 4.48 million square feet of commercial development, 1,365 motel rooms, 4,471 residential and timeshare units, and the preclusion of 40,732 PM peak-hour driving trips.
