The Town of Hilton Head Island today announced the acquisition of an additional tract of land totaling .71 acres from the William Green, Jr. family for a total of $300,000.00. There is a single family residence located on the property. The .71 acres is located in the Chaplin Community and contains 53 feet of frontage on William Hilton Parkway and 125 feet of frontage on the marshes of Broad Creek. This property will be acquired with proceeds from the Town's $15 million 2004 Bond Issue.
Town Manager Steve Riley stated, "In the near future, the Town intends to demolish the single family residence and clean up the property. In addition, this parcel provides an opportunity to further reduce curb cuts along William Hilton Parkway."
Mayor Tom Peeples added, "We are glad that we are able to take this property off the real estate market and preclude further high density development on the Island and along William Hilton Parkway. In fact, this purchase furthers the Town's goal of restoring property to open space, especially in critical areas such as the marshes of Broad Creek."
The Williams Green tract is zoned MMU, Marshfront Mixed Use District, which would have allowed 4,969 square feet of commercial development, generating 172 PM peak-hour driving trips.
Today's acquisition pushed the program inventory to 134 parcels totaling 1,178.11 acres, with a total expenditure of $151.9 million. Taken together, these parcels have resulted in a reduction of 4.39 million square feet of commercial development, 1,365 motel rooms, 4,467 multi-family and timeshare units, and the preclusion of 37,516 PM peak-hour driving trips.
