The Island evolution and maturity of the Island has resulted in a shift from growth control to growth management, with a specific focus on redevelopment and revitalization of Island assets. Redevelopment Plans were adopted for the Bridge to the Beach, Stoney and Chaplin Initiative Areas to encourage private investment through implementation of key public projects and improvements. In addition, a Tax Increment Finance District (TIF) was established to provide a mechanism to fund the public sector improvements, outlined in the initiative area plans, and facilitate the accessibility of essential public services like water, roads, parks, and more.
Redevelopment on the Island is inevitable, and new, innovative and sustainable solutions are needed to coordinate this redevelopment in a manner that improves the health, safety, and welfare of residents and visitors who live, work and play on Hilton Head Island.
Most recent redevelopment efforts have focused on the Coligny District and Shelter Cove Town Centre, looking for creative and innovative ways to improve these areas. The Town continues to work hand in hand to partner with the owners and development community to enhance the public benefits and maximize the return on public investment for each of these projects.
